When it comes to selling your home, you don’t want to hand the job over to just anyone. The listing agent plays a big role in you selling your home in a timely manner for a good price. It’s important to pick the right listing agent for you and your property.
Here are some tips for making the right decision:
Meet with a Few Different Agents
Just like dating or hiring a new employee, it’s important to look at several options to make sure you’re making the right decision. You’ll definitely want to get referrals from friends and family, but don’t rely on those referrals alone. Contact the agents they suggested and then meet with them to make sure it’s a good match for you.
Watch for Agents “Buying Listings”
“Buying listings” is when an agent prices your home for more than it’s worth in order to secure your listing. Don’t fall for it. Although you might like the idea of getting more money for your home, listing your property for too high is a bad idea. This can result in the home sitting on the market for a long period of time and you’ll have to drop the price eventually. This may also cause buyers to wonder if something is wrong with your home.
So essentially, don’t pick a listing agent just because they want to list your home for a high price.

Don’t be afraid to ask the agent questions. Ask how much experience they have and how much they know the area. You don’t want someone who’s only been in the business for a year or two, as you’ll be their guinea pig. But one way to look past inexperience is their local knowledge. If they’ve been in the area for a number of years and know the community like the back of their hand, that knowledge can make up for what they are lacking in experience.
Ask them about past listings, and even ask if you could potentially talk to past clients.
You’ll also want to ask them what they plan to do to sell your home. If they just plan to put a sign in the yard and hold one or two open houses, you may want to look elsewhere. There are numerous resources Realtors can utilize to spread the word of their listings. You want them to tell anyone and everyone that your home is for sale, bringing in as many potential buyers as possible!
How Busy is the Agent?
Does the Realtor do real estate on the side? Or are they fully committed to the real estate business? How many listings do they have? There may be a few different ways to react to the answer to this. If they have no listings and haven’t for awhile, that may not be a good sign. But you also don’t want someone who is juggling 15 to 20 different listings at a time. You don’t just want to be another number.
