To start, walk through each room and declutter as best you can. You want your home to feel as big and open as possible! Get out all your cleaning supplies and get that house spotless. Hire a professional cleaner if your home is too big or you don’t have the time to clean it yourself.
Next, take a look at your furniture and decor. Don’t break the bank shopping around, unless you’re planning to keep that furniture for your next home. Hit up thrift stores, yard sales, and discount stores. Consider borrowing pieces from friends or family. Home experts recommend a neutral, clean, and fresh look. Create a “homey” feel
Stage the home with bouquets of fresh flowers or bowls of fresh fruits. These small touches help potential buyers better envision themselves in your home.
Don’t ignore your homes exterior. Make sure the lawn is freshly cut, the driveway is clean, and the landscape looks immaculate. In real estate, an attractive exterior can make or break a home sale.
You wouldn’t believe how many sought after homes get put to the side simply because of poorly taken photos. Here are some of the top tips real estate and home experts have given when your taking these photos of your home!
Avoid the “fish eye angle”
People want to see your home like it exists in real life-not a distorted version of it. This isn’t a time to be artsy, just keep it clean and simple.
Blurry Photos- After you take all your photos, make the effort to scan through each picture and throw out the blurry ones. Even if it’s the slightest bit foggy, go back and take another picture.
Although your Iphone may take some great selfies, avoid counting on your phone for these pictures of your home. The difference is drastic and using a professional camera/editing is much more appealing to a buyer’s eye.
Lastly, avoid letting any people or pets get into shots. If you accidentally got in a shot in a bathroom mirror for example, go back and retake it.
After all this staging and decorating, walk around your home as a buyer. Take notes of anything else that may need to be thrown out, redecorated, or remodeled. Get a second or third opinion from a friend or neighbor to help you decide what else may need some work.
