You’re browsing through Arnett Properties’ Facebook and/or website, drooling over gorgeous, trendy homes, dreaming about what it would be like to move into one, then you look at the price and have to snap back to reality. You feel frustrated because you’ll never be able to afford your dream home! Sound familiar? 

Yes, there are many gorgeous homes for sale that have a price tag way out of most people’s budget, but that doesn’t mean you should end your dream of owning a gorgeous, trendy home. It’s definitely possible to find a home with everything you could want and still stay within your budget! Here’s a list I’ve put together of a few tips on how to afford your dream home. Have a realistic budget. I’m not one of those typical “sales people” here to tell you that you need to up your budget in order to afford your dream home. It’s important for you to set a realistic budget, because if you do get a home that you can’t afford, the home of your dreams will start to become the home of your nightmares. We want you to enjoy your home in 20 years as much as you did the first day you walked in. 

Have a wish list. Know what you want in your home. Again, make sure you’re realistic here, but don’t be afraid to tell me what you want either. I can help you find amazing homes that have a lot to offer with a decent price tag. As you make your wish list, be sure to include needs, like how many bedrooms and bathrooms you’ll need.

afford your dream home - prequalifiedGet pre-qualified and know what loans or down payment assistant programs are available. Getting pre-qualified can help you know what you can budget for. Do some research as well. Is a typical 30 year mortgage really going to be the best option for you? maybe a 10 or 15 year mortgage will be better. There are also down payment assistant programs available. Look into this and decide what you’ll be doing before you really start house hunting. Click here to get pre-qualified. 

See if the home has other things that could save you money. Does the home have solar panels? Does it have new and updated appliances that actually use less energy? Finding a home like this, even if it’s on the high end of your budget could actually save you a ton of money in the long run. Make sure to take these things into consideration, and remember I’ll be here to help you look at these things and understand what they could do for you. 

Negotiate. Don’t be afraid to negotiate the price. I can help you decide what’s fair to ask for, and we can craft a deal that will be sure to save you money and look enticing to the seller. Remember that the listing price isn’t set in stone.
