You’ve probably heard people ranting and raving about living in a cul-de-sac. (Cul-de-sacs are dead end streets with a rounded end to allow for easier maneuvering of cars.)  Is it really all it’s cracked up to be? Is it worth spending extra money? Why do people love it?

 

Why do people love cul-de-sacs?

Because it’s a dead-end street, there’s less traffic in a cul-de-sac. With not as many cars driving back and forth in front of these homes, there’s less traffic and noise. If this isn’t enough of a perk for you, it also allows for a little bit more parking if used correctly. Instead of parking parallel to the curb (depending on the size of the cul-de-sac), cars can park facing the curb without being in the way of cars needing to get through.

 

The cul-de-sac also fosters a great sense of community. Realtor.com found a study that the University of California did which found that children that live in cul-de-sacs tend to spend more time outside playing. It’s also easier to have outdoor get-togethers with neighbors because the street isn’t a through street. With little-to-no traffic, neighbors can gather together in the cul-de-sac and chat while watching their children play.

Do cul-de-sac homes cost more?

Cul-de-sac homes could possibly sell for a higher price than another home in the same neighborhood, although the neighborhood itself is typically more of a driving factor in price. 

If a buyer wants a cul-de-sac, they are typically willing to spend more – up to 20% a Realtor.com article found.

Because there aren’t a ton of cul-de-sac homes on the market, they are generally in higher demand. Following the well-known real estate mantra: location, location, location! Sometimes that location happens to be a cul-de-sac.
